The week of Thanksgiving, I had three clients contact me about getting ready to buy a home next Spring. The Spring Real Estate market used to start in mid-March or early April. In the last few years, it has started in February and it looks like 2025 might even be earlier. So, if you are thinking of buying a home in 2025, here are some suggestions to ensure that you are prepared for what many realtors are predicting to be a competitive market.

Meet with a Mortgage Professional (hopefully me!)

When I start with a client, I want to get to know them. We talk about the mortgage payment they can afford, not the most they can qualify for. I spend time educating them. We not only go over numbers but come up with a plan.

Engage a Realtor

The rules have changed around realtor compensation but in practice, there has been little change that I have seen. Your realtor can help you target neighborhoods and start sending you listings. Then, you can begin narrowing your search to houses that will fit your needs.

Get Preapproved for a Mortgage

Once you have a better idea of price range and loan amounts after doing the first two steps, it is time to circle back with your mortgage professional to get preapproved. When that perfect house comes on the market you need to be ready to put in an offer.
